It takes an entrepreneurial fire in your belly to start a business and make it succeed. Not everyone has it.


How do you know if you have what it takes to start a business? There's really no way to know for sure. But I do find things in common among the emotional and family fabric of people ready to consider an entrepreneurial venture.


You don't have to fit all seven of these categories to be a good candidate for entrepreneurship. But it probably wouldn't hurt. In general, the more you have in common with these characteristics, the closer you probably are to being ready to try going out on your own.


1. You come from a line of people who couldn't work for someone else. I don't mean that in a negative way. People who are successful at establishing their own business tend to have had parents who worked for themselves. It's usually easier to get a job with a company than to start your own business; people who strike out on their own often have the direct example of a parent to look to.


2.You're a lousy employee. No need to sugar-coat this one. People who start their own businesses tend to have been fired from or quit more than one job. I'm not saying you were laid off for lack of work or moved from one job to a better-paying one. You were asked to leave, or you quit before they could fire you. Think of it as the marketplace telling you that the only person who can effectively motivate and manage you is yourself.


3.You see more than one definition of "job security." I am truly envious of the few people I know who have stayed with one employer for 25 or 30 years. They look very secure. But how many people do you know who are able to stay with one company for that long? In a rapidly changing economy, job security can be frighteningly fleeting.


4. You've gone as far as you can go, or you're not going anywhere at all. Sometimes the motivation to start a new venture comes from having reached the top of the pile where you are, looking around, and saying, "What's next?" Early success can be wonderful, but early retirement can sometimes drive energetic and motivated people totally crazy.


5. You've done the market research already. Don't even talk to me about your great business idea if you haven't put the time into figuring out if there's a market for your product or service. As the people behind any number of failed Internet ventures will tell you, "cool" doesn't necessarily translate into "profitable." Don't bother building it if you haven't figured out whether there's a good chance the customers will come.


6. You've got the support of your family. Starting a business is stressful under the best of circumstances. Trying to do it without the support of your spouse or other significant family members or friends would probably be unbearable.


7. You know you cannot do it alone. You might excel at promoting a business. Maybe you love running the financial end of the enterprise. You could be someone who starts a business because you have unique creative or technical know-how to create a product.


Any of the above is possible, but it's unlikely that you are going to excel at all of these tasks — or at all of the tasks involved in running any business. Forget all that doing it alone stuff. You are going to need some help sometime.


The willingness to get that help — having employees, partners or consultants for those areas in which you are not an expert — is one indicator of likely future success. "No successful entrepreneur has ever succeeded alone," development consultant Ernesto Sirolli writes in "Ripples From the Zambezi." "The person who is most capable of enlisting the support of others is the most likely to succeed."

Become a commercial real estate negotiation expert

In commercial real estate you are constantly going to be using negotiation skills. Your negotiations skills will be put to use, not only in the process of creating an offer and working to get it accepted, but also with your contacts, brokers, buyers, sellers, engineers, and lenders. In any situation where there are more than two interests, you can rest assured that negotiations must take place in order to satisfy everyone's goals.


Many people are afraid of negotiation, usually due to lack of experience. Once you begin practicing your skills, it will get easier for you, and may even become fun! Negotiation is filled with tactics and problem solving that are used to yield the best results for each party. Being a good negotiator is very important to this business.


There are different negotiating styles that work for some people, and not others. For example, some find success with a very strong, even intimidating approach in negotiation. I prefer to use a straight forward approach. I am prepared, informed and persuasive. I am confident, as I have anticipated the questions and concerns the other party may have, and will answer them, as needed. This helps me to clearly and confidently negotiate terms. As a result, closing deals is often easy and fun. It is true that different styles should be used in different situations, so study others who negotiate and develop a style that works best for you!


In commercial real estate, as in most businesses, it is best to yield to an agreement that is win-win, meaning both parties are satisfied with the results at some level. If the strongest concerns of each party are addressed and a solution results, the agreement is of mutual benefit to both parties.


If you are not familiar with negotiation, I suggest that you take a class, purchase a book, or find a seminar that covers the basics of negotiation. There are many generic tips and tactics that will sharpen your negotiation abilities, and make it easier for you to get what it is that you want out of an opportunity.


In commercial real estate, there are specific negotiation tactics that can be written into contracts. Many of these tactics require some creativity and are specific to certain situations. Don't be afraid to get creative; after all, this is where commercial real estate gets really fun! You'll be surprised how you don't have to have everything figured out when you put a property under contract!


In commercial real estate, it is always a good idea to write a letter of intent before actually purchasing a property. In residential real estate, a letter of intent is usually not necessary, but in commercial real estate, I consider it a necessity.


The letter of intent should be clear, concise and not in legal format. It should appeal to the owner as a direct, personal letter, explaining your purchasing intentions with the property. Many people put in terms, closing dates, length of due diligence, and so on in the letter of intent. Negotiation can take place here, without any money being permanently spent by the buyer, or a deal completed. It can open a dialogue between you and the buyer, and start negotiations early in the game without anything being set in stone.


Another tactic that can be written into the letter of intent is known as an option contract. This option contract is a good way to investigate the property; you then have time to begin putting together a deal to make sure it is feasible. You can offer a certain amount of money to tie up the property in order to do some initial research, and not even mention closing a deal yet. This is a great option that can allow you to decide to move on with a property and begin negotiating, or simply move on to the next opportunity in a short amount of time. The option can be as simple as 15 days to do some preliminary work with $15,000 at risk. At the end of the 15 days, you may option for a full due diligence period and continue with the purchasing process.


When negotiating an offer, and you still have some questions left unanswered that will be unveiled during the due diligence, you can always write an item subject to or contingent upon the ability for you to do to the property what you intend. For example, if you are purchasing raw land zoned R-1, single family housing, and the broker mentions that the city would be supportive of rezoning the property commercial, which would greatly increase the return on investment, then you could write in the contract that you will purchase the property if you can get the property rezoned to commercial. This is done often, and works with many different variables that could affect the use of the property.


Writing in contingency clauses can be a great way to protect your interest and make sure that you end up with a property set up properly with a favorable exit strategy.


As we all recognize, seller's have specific needs that need to be met. A buyer may really want to take the opportunity that the property would provide, but realizes that he or she may not be able to satisfy all the needs of the seller up front. A negotiating tactic that would work here would be for the buyer to satisfy the seller's needs in two or more parts.


The buyer could set up two dates to pay the seller - with money in the beginning, and then money at the end of a certain period. This would allow the buyer to take the profit that he made from the property, and give the seller his money. As long as you satisfy the basic, up front needs of the seller, he or she may be willing to accept these terms, and you are on your way to fulfilling another opportunity!


As there are many other negotiating tactics that you will create to satisfy the requirements to make a solid deal, there is a really great tactic that allows you to continue to invest money into commercial real estate without paying taxes on capital gains! This option was made possible through the Internal Revenue Service tax section 10-31, better known as the 10-31 Exchange. This allows for sellers to use the profit from the sale and reinvest it in another commercial property without paying one cent in taxes! Can't get much better than this for investors!


There are investors who are strictly involved in 10-31 exchanges, and it is a great way to keep the cash flow moving from one property to another with the benefit of full profits and no taxes. Sometime this tactic is a great choice and should be added to the contract when it can be optimized.


As you can see, the negotiation tactics in commercial real estate are there to protect your interests and maximize results. Be creative with these negotiations, and always be confident when walking into a deal. Be prepared, informed and persuasive. It is also necessary for you to keep your emotions at bay and your ego out of negotiations. You have to be prepared to walk away from any deal that cannot be made to fit your needs.


Always make an effort to sharpen your negotiating skills, and finely tune the tactics you use to increase your bargaining power. Having a few extra “tricks” up your sleeve will enable you to make a deal in your favor and get the results you want.

How to choose your home equity line of credit loan

When it comes to getting the equity out of your home, one of the best tools available may be the home equity line of credit (HELOC). While not for everybody, it can provide you with the equity in your home, access to cash, and a way to choose how much money you use. Not every HELOC plan, however, is equal. Here are some things to look for when you start looking for your mortgage.


Home equity loans are a great way to take advantage of the equity in your home. Since you are not paying interest on all of the money – only on what you use, it creates a handy way to use the equity - when and if you need it. During the draw period, you have free access to the money.


Before you sign the agreement for a HELOC, however, you need to know that it is basically a second mortgage. This means that it will add another payment each month and you need to know in advance how much it will be. You should be able to comfortably make the payment without it being difficult or creating too much of a financial strain.


As a second mortgage, you will also have various closing costs and other fees added when you sign for the loan. Among these, you will also usually find an appraisal fee, a surveyor's fee, originator fees, and more. Some of these may be waived, but you will need to know what each of the fees is for. Some lenders are now charging few fees – but you may need to look around.


Monthly and annual fees may also apply - depending on the particular lender. You need to look carefully at each of the fees to make sure you understand exactly what each fee is for.


The interest is also another thing that you should pay close attention to. Home equity lines of credit are most often adjustable rate mortgages which means that the payments are flexible and will frequently change. Find out how often the interest rate is calculated in order to get the best rates. It is not uncommon for the rates to be calculated on a daily basis, and sometimes it is on a monthly time frame.


Many HELOC's also have what is called a margin, which is basically another interest above the interest rate (APR). The thing about this is that you will usually not be told what the interest rate is - unless you ask about it. There could be quite a variation in the margin rates - so be sure you ask, and do not take it for granted that it will be low with that particular lender.


You will also want to know how the home equity loan will be amortized. Some of these have balloon payments that are due at the end of the draw period. Your only option may be to refinance at that time. Oftentimes, though, your amortizing payments are set up at the end of the draw period, and you simply start paying till the loan is paid for. Check to see if you have the option to automatically renew your home equity line of credit, too, since some lenders will do that for you.

The pulp exists inside of the tooth, and can spread to abscess if it isn’t taken care of. The tissue in the pulp is kept alive by the blood vessels that come from the tip of the root and travel along the root canal into the tooth.


Decay is the main reason for pulp in the tooth dying. Once the decay has reached the pulp, it will keep eating away until the pulp has died. Once it dies, the toxins from the decay will be released into the root tip and make it’s way into the jawbone. If not taken care of properly, the jawbone can become infected, which can lead to death in rare cases.


To fix this problem, the dentist will need to perform a root canal. During the procedure, he will numb the area then drill a hole into the tooth. Using various tools and equipment, he will go down inside of the tooth and scrape away the nerves and dead pulp. This is a very effective procedure, although very time consuming as well. In most cases, a root canal can take several hours, although it is the only way to stop the dying pulp and save the tooth. Second Life (SL) is a privately owned, partly subscription-based 3-D virtual world, introduced in 2003 by West Coast company Linden Lab. Users can visit this virtual world almost as if it were a real place via their home computer and an internet connection. Visitors can explore, meet and communicate with other people, learn skills that expand their gaming activities and develop more sophisticated social skills.


Technically, Second Life has the most in common in the gamming industry with Massively Multiplayer Online Role Playing Games, or MMORPGs. It differs in a number of significant ways from the typical MMO, though, so the term "virtual world" is ultimately a more accurate description. Depending on whom you ask there are over 1.2 million members; 200,000 users in any given month who are online 40 hours per week on an average.


Each player in Second Life creates an avatar, an onscreen representation that is their identity within the game world. Some players have multiple avatars; moreover, the appearance of an avatar can be easily changed. For these reasons, it's a little difficult to determine how many active players there are.


The game is played on servers operated by Linden Lab. According to their statistics, in mid October of 2006, the number of registered accounts in Second Life reached one million. By mid December, this number had doubled to two million - and the rapid growth continues. However, there is a difference between registered accounts and unique, returning users. Many accounts are created by users who log in once or a few times and never return, and some regular users have multiple active accounts.


The User Generated World


The principal characteristic that differentiates Second Life from other MMOs is the fact that players create most of the online content, as opposed to landscapes and scenes provided by game developers. There is a 3D modeling tool in SL that allows any resident with the right skills to build virtual buildings, landscape, vehicles, furniture, and machines to use, trade, or sell.


This creative process is a primary source of activity in the game. It is a variation of Sims-like activity with an injection of real life economics. Players can also upload unique graphics into the game, which, become the intellectual property of that player.


Content generation and sale is a primary motivator of the game's economy. Any resident can also make gestures from small animations and sounds from the standard library. Outside SL, users can use various graphics, animation, and sound tools to create more elaborate items, and upload them into the world. Once the creation is in the world of SL, the system makes efforts to help protect the intellectual property of the content creator. That creation can remain sole property of the developer, or transferred - or sold - to another player. Players who meet online can communicate via instant messaging, keeping their dialogue private.


Not only are visual elements popular, but music has become a standard component of the SL experience. Players are uploading music that they have recorded or produced themselves, and have become a regular feature in the game in the form of scheduled events. Linden Lab took note of this phenomenon and developed a component in the game's structure that provides for musicians to exhibit their own creations and use the site for outreach, much as bands have used YouTube for introduction of music videos.


Virtual Economics, Real Estate, and Real Money


SL has its own economy, which is based on value in real dollars. Linden Dollars (L$), the game's form of currency, are bought using real currency, based on a variable exchange rate. Players buy and sell hard-won assets developed in the game on eBay and other forums. Within the context of the game, items change hands with Linden dollars, which are acquired through various labors or through buying and selling.


Real estate is an important commodity in SL. There is only so much of it, with new releases of landscape orchestrated periodically by Linden Lab. Once a player buys a piece of real estate, he can build on it and sell his improved property to another player. At least one player has become a real estate speculator, buying property as it becomes available and reselling it for a profit in real dollars. Linden also makes its cut in the real estate market, as there is a monthly fee for significant land ownership.


SL has tapped into a similar desire to create that is found in the Sims, and it has proven to be a powerful force. Residents spend a quarter of the time they're logged in, tens of thousands of hours a day, creating things that become part of the world, part of the landscape for everyone else. This includes everything from nightclubs to psychiatrists' offices to Asian tea houses. Players with suitable software skills go to elaborate lengths to create environments, both as personal assets and as potential items for sale.


You can join the game for no fee and go about playing - but you cannot own real estate. Beyond the entry level there is a tiered structure of fees; basic membership is $9.95 per month. Paid members receive a weekly stipend of Linden dollars to keep their activities afloat. In fact, people are spending $15 million in real dollars every month within the confines of the game. You can go to a virtual boutique for clothing, buy a home, a plot of land, and the items of value introduced into the game increases every month.


Overlaps with the "First Life"


The budding opportunities presented by the MMO virtual environment have not bypassed professional advertisers and marketers. One enterprising individual has opened an agency in San Francisco offering to get real products introduced into SL, for exposure to the real consumers behind the avatars. Corporate America will continue to expand its presence in SL just as it has begun to recognize the power of YouTube and MySpace.

Plush animals 24

Plush Animals


I have begged and pleaded with my dad but he’s not listening. Every year he gets my daughter a huge stuffed animal for Christmas, and he picks other ones up for her throughout the year. These plush animals have truly taken over her room, and I don’t have the heart to get rid of them. She’s been afraid of a few of them, so those were rather easy to get rid of, but she loves the rest of them. I can’t break her heart by throwing them out, but something has got to give.


The plush animals she has in her room are much nicer than the ones that I had when I was a kid. They are made of softer material, and they have a better composition all the way around. These plush animals are also more imaginative, but that is what happens with any thing. Some of her favorites are animals that she is familiar with, and she loves the Wiggles characters that she has gotten as gifts over the last few years.


We do have some problems with these plush animals, however. She tends to get them dirty, and they aren’t the easiest things in the world to clean. Some can go in the washing machine, but that’s not always a good idea. I remember one of her favorite plush animals a few years ago was a stuffed gorilla. She had put it in the washing machine and it came out ok. What I didn’t see was when she slipped it into the dryer. When the load was done, the gorilla no longer hand any hair and it was quite scary. I had to throw it away as soon as she saw it because it scared her to death. She missed him, but it was all for the best.


Plush animals do make nice gifts if you can’t think of anything else to give. Just make sure the intended recipient has room if you want to get one of the large ones. My daughter’s room is overrun because she doesn’t have anywhere but her room to keep toys. I know my dad means well when he buys the plush animals, but I have asked him to get her others things this year. I told him he is welcome to get her stuffed animals, but she’ll have to keep it at his house. He seems to be ok with that suggestion.
